Key points & steps

  1. Walk through the property as if you were viewing it for the first time and list every visible unfinished or broken item.
  2. Investigate active leaks, damp staining and mould rather than simply painting over evidence of an underlying problem.
  3. Repair loose handles, damaged sealant, broken switches or fittings and other small defects that make maintenance feel neglected.
  4. Touch up obvious damaged paintwork and repair conspicuous cracks or holes where the underlying surface is sound.
  5. Clean or refresh tired grout and silicone where appropriate and deal with obvious bathroom or kitchen hygiene issues.
  6. Check doors, windows, exterior paintwork, gutters, fencing, paths and garden presentation for straightforward maintenance tasks.
  7. Finish abandoned DIY jobs where possible; a half-complete project can make buyers assume more hidden work remains.

Practical tips

  • Do not conceal structural, moisture, electrical or safety problems with cosmetic work.
  • Neutral presentation can help buyers see the space, but expensive redecorating is not always necessary.
  • Keep invoices and certificates for meaningful recent work so buyers can understand what has been done.
