Key points & steps
- Inspect the loft before adding insulation. Check for leaks, condensation, damaged roof coverings, unsafe wiring or pest problems that should be resolved first.
- Measure existing insulation depth in several locations because older lofts are often uneven or partly compressed.
- Choose insulation suitable for the roof/ceiling construction and follow the manufacturer’s coverage and installation instructions.
- Maintain required ventilation at eaves and other designed openings; do not push insulation hard into the roof edge if that blocks airflow.
- Lay quilt insulation without compressing it unnecessarily, crossing layers where appropriate to reduce gaps and thermal bridging.
- Keep appropriate clearances from heat-producing equipment, recessed lights, flues and electrical components in accordance with their own installation requirements.
- If the loft needs storage, use a raised boarding system or another detail that preserves the intended insulation thickness rather than crushing thick insulation under boards.
- Insulate and draught-proof the loft hatch where suitable so it does not become a weak point in the insulated ceiling.
- Record the product and installed depth for future maintenance, EPC evidence or later alterations.
Practical tips
- The commonly discussed 270mm figure applies to some mineral-wool-style loft insulation guidance, not every insulation material or roof construction.
- Insulation does not fix a roof leak or a ventilation problem.
- Loft conversions and rooms-in-roof need a different insulation strategy from an unused cold loft.
