  1. Record the current EPC, heating system, glazing, insulation and any known maintenance defects before planning upgrades.
  2. Resolve damp causes, leaks, failed seals and ventilation problems before carrying out cosmetic work or adding insulation.
  3. Review loft, wall and floor insulation opportunities and identify straightforward draught-proofing measures.
  4. Check boiler or heat-pump condition, heating controls, thermostat location and whether occupants can control rooms sensibly.
  5. Replace unsuitable inefficient lighting with appropriate LED alternatives during routine refurbishment.
  6. Review windows and doors for failed glazing, poor seals and practical repair or replacement opportunities.
  7. For deeper refurbishments, assess solar PV, battery storage, heat pumps and other measures alongside the building-fabric plan.
  8. Keep invoices, product details, certificates and before/after records together in the property maintenance file.

  • The cheapest measure is not always the best first measure if another defect must be fixed before it can work properly.
